Boutique Homes runs The Bawdlands, a six-bedroom co-living house in the centre of Clitheroe. Every room is en-suite, every room is furnished, and one monthly payment covers rent, council tax, gas, electricity, water, superfast broadband and a weekly clean of the shared areas.
It is 17.5 miles from Preston, about 25 minutes by car. Plenty of people who work in Preston live in the Ribble Valley and drive in. This page is for them.
Being straight with you: the house is in Clitheroe, not Preston. If you need to walk to work in Preston city centre, this is not for you. If you drive, or you do not mind a bus, and you would rather live somewhere with hills at the end of the street, keep reading.
| How | Time | Detail |
|---|---|---|
| Car | About 25 minutes | 17.5 miles, mostly the A59. The usual way people do this commute |
| Bus | About 49 minutes | The 280 runs roughly hourly from Park Street, a few minutes’ walk from the house |
| Train | From about 45 minutes | Clitheroe to Preston needs a change at Blackburn. Clitheroe station is about 100 metres from the front door |
The honest version: the train is not the quick way to Preston, because there is no direct service. Drive and it is 25 minutes. If you want a direct train commute, Blackburn is 24 minutes from Clitheroe with no change, and there is a train roughly every 45 minutes from 06:21 to 23:42.
A one-bedroom flat in Preston averaged £578 a month in July 2026, according to the Office for National Statistics. That is less than a room here, and it would be daft to pretend otherwise. The difference is what lands on top of it.
| One-bed flat in Preston | A room at The Bawdlands | |
|---|---|---|
| Rent | £578 (ONS, July 2026) | £670 to £750 |
| Council tax | On top. Band A in Preston was £1,570 a year in 2024/25, roughly £98 a month after the single-person discount | Included |
| Gas, electricity, water | On top, roughly £150 to £220 | Included |
| Broadband | On top, about £30 | Included |
| Furniture | Usually unfurnished | Included |
| To move in | Commonly five weeks’ deposit, about £667, plus a month’s rent | £400 deposit plus one month’s rent. No admin, referencing or renewal fees |
| Realistic monthly total | Roughly £856 to £926 | £670 to £750 |
So the flat is cheaper on rent and dearer to live in. You also get one date in the month, one payment, and nothing to set up or cancel.
Council tax is Preston City Council’s published 2024/25 Band A charge, the most recent we could verify. Energy and broadband are our own estimates for a single occupant. Your own bills will vary.

A Preston one-bed is about £856 to £926 a month all in, against £670 to £750 here. Here is what sits behind that gap, in plain terms.
The one thing not included is a TV licence for your own room. We would rather say that now than have you find out on move-in day.
Preston is a city and it does city things well. Clitheroe does something else. It is a historic market town at the centre of the Ribble Valley, with a twelfth century Norman castle and its grounds in the middle of it and open countryside a short walk out in most directions.
In 2024 The Sunday Times put the Ribble Valley in its Best Places to Live guide, pointing to the countryside, the schools and the area's reputation for food and drink. None of that shows up in a rent comparison, which is why we have put it here.
Being straight with you: a room here costs more than a room in Preston, and you give up being able to walk to work. What you get back is where you spend the other sixteen hours of the day.
The house is in the centre of Clitheroe. Parking is on-street and subject to the usual town-centre rules, so check what suits you when you visit. If you are driving to Preston daily, come and see the street at the time of day you would actually be leaving.
Yes, but it is slower. The 280 bus takes about 49 minutes and runs roughly hourly. The train takes from 45 minutes with a change at Blackburn. Most people doing this commute drive.
No. Under the Renters’ Rights Act 2025 there is no fixed term. The tenancy runs monthly and you give two months’ notice whenever you want to leave. If the Preston job does not work out, you are not stuck with a twelve-month contract.
One month’s rent and a £400 deposit. No admin fee, no referencing fee, no renewal fee. The deposit is protected with the Tenancy Deposit Scheme and the prescribed information comes to you within 30 days.
Five other working adults, one per room, ranging in age from 22 to 60 and over. It is a quiet, adult house, not a student let.
Yes. The Bawdlands is licensed with Ribble Valley Borough Council and Boutique Homes is a member of the National Residential Landlords Association.
Come at the time of day you would normally set off for Preston, so you can see the street and the run out to the A59 for yourself.
