Three rooms to rent in Clitheroe, available this autumn

Boutique Homes has three en-suite rooms to rent in Clitheroe from £715 a month, and the rent covers everything: council tax, gas, electricity, water, superfast broadband and weekly cleaning of the communal areas.

The rooms are at The Bawdlands, a six-bedroom co-living house on Bawdlands in the centre of Clitheroe, a few minutes’ walk from the town centre and about 100 metres from the railway station. Every room has its own private en-suite shower room and comes fully furnished. You rent the room, not a share of a house, on your own individual tenancy.

What is included in the rent?

Everything except a TV licence for your own room. One payment on one date covers the lot, so there are no separate accounts to set up and nothing to split with anyone.

Under the Renters’ Rights Act 2025, which came into force on 1 May 2026, a landlord in England cannot ask for more than one month’s rent in advance. We do not, and we never did.

How long is the tenancy?

There is no fixed term. Every assured tenancy in England now runs on a rolling monthly basis with no end date. You give two months’ notice when you want to leave, and nothing ties you in beyond that.

Is the deposit protected?

Yes. Your £400 is held with the Tenancy Deposit Scheme and you receive the prescribed information within 30 days of paying it. The Bawdlands is licensed as a House in Multiple Occupation by Ribble Valley Borough Council, and Boutique Homes Ltd is a member of the National Residential Landlords Association.

Who lives here

Six working professionals, one per room, ranging in age from 22 to 60 and over. Everyone is referenced and screened before they move in, and we introduce new residents to the people already living there.

It is a quiet, adult house: no parties, no smoking, and quiet after 10pm. Several residents moved to the Ribble Valley for work and wanted somewhere sorted from day one rather than a six-month project.

Are there rooms to rent in Clitheroe with no deposit?

We ask for a £400 deposit, which is well below the legal maximum of five weeks’ rent and is returned to you at the end of your tenancy, less any agreed deductions. We do not charge admin, referencing or renewal fees, so £400 plus your first month’s rent is the entire cost of moving in.
