Residents sign individual leases with all utilities included, enjoying access to shared amenities and services. It combines personal space with community living, offering comfort and a sense of belonging. - ##### What is included in the rent price? Almost everything. Your monthly rent covers council tax, gas, electricity, water, superfast broadband and weekly cleaning of the communal areas. There are no separate utility accounts to set up and no bills to split with anyone. The one thing that is not included is a TV licence for your own room, which residents arrange themselves if they need one. - ##### What is provided in the room?  Each carefully designed room at Boutique Homes is equipped with a double storage bed, comfort mattress, a bedside table, lamp, closet, mirror, iron & ironing board, and hangers, wardrobe, multiple sets of drawers, tall drawers, and cabinets, all furnished with stylish and modern decor for your comfort and convenience. Additionally, each room features ensuite shower rooms and a functional desk and chair. Feel free to unpack your belongings upon arrival and immediately begin enjoying your new co-living space.  - ##### What is provided in the co-living cafe kitchen and dining area? We've got you covered with cooking pots, pans, utensils such as pans, roasting trays, pizza trays, chopping boards, knives, tin openers, cheese graters, sieves, along with kitchen appliances like a double toaster, microwave, blender, coffee maker, and kettle. The kitchen is equipped with double ovens and hobs, two fridges and freezers, a 50-inch TV with Netflix, ample workspace, cozy seating, and a spacious 8-seater dining table. Whether you're working, relaxing, or dining, the space is designed for your comfort and convenience. The only thing we kindly ask residents to bring are their own plates, bowls, and cups. At Boutique Homes, our goal is to cultivate a calm and creative living environment for all our residents. To uphold this standard, we have established a set of essential guidelines that we kindly ask everyone to adhere to. 1. Respect your fellow residents. 2. Any damage resulting from negligence will be the responsibility of the resident(s). 3. Be considerate and respectful towards your neighbors in the building. 4. Promptly change and dispose of rubbish when bins are full. 5. Kindly clean up the kitchen and bathroom after use. 6. Each tenant has a private shelf in the fridge, freezer and a designated cupboard and drawer in the kitchen area. 7. Smoking is not permitted in the building 8. Please refrain from loud noise after 10 pm to ensure a peaceful environment. 9. Let's keep the atmosphere calm; parties are not permitted. - ##### Do the rooms have high-speed WiFi internet? Do the rooms come with high-speed WiFi internet? The entire building is equipped with high-speed business Wi-Fi, hardwired Cat5 cable connection points, and USB plug sockets in every room for your convenience. - ##### What do I pay to move in? One month's rent in advance and a £400 deposit. That is it. Under the Renters' Rights Act 2025 a landlord cannot ask for more than one month's rent up front, and we charge no admin fees, no referencing fees and no renewal fees. Your £400 deposit is protected with the Tenancy Deposit Scheme (TDS) and returned at the end of your tenancy, less any agreed deductions. - ##### Is my deposit protected and are you a registered landlord? Yes to both. The Bawdlands is licensed as a House in Multiple Occupation by Ribble Valley Borough Council, and Boutique Homes Ltd is a member of the National Residential Landlords Association (NRLA). Your deposit is protected with the Tenancy Deposit Scheme (TDS), and you will receive the prescribed information within 30 days of paying it. Your agreement is an assured tenancy under the Housing Act 1988, written to comply with the Renters' Rights Act 2025. - ##### What is the minimum contract period? There is no fixed term. Since the Renters' Rights Act 2025 came into force on 1 May 2026, every assured tenancy in England runs on a rolling monthly basis with no end date. You give two months' notice when you want to leave, and nothing ties you in beyond that. - ##### Do you welcome couples? Ribble Valley Borough Council's planning permission limits the property to 8 residents, and we let our 6 rooms to 6 individuals, one person per room. That means we are not able to take couples sharing a room. - ##### Are the rooms pet-friendly? The law changed in 2026. Under the Renters’ Rights Act 2025 you have a right to ask for a pet in writing, and we must give you a decision within 28 days and cannot refuse unreasonably. In practice The Bawdlands is a six-person shared house where the kitchen, dining room and hallways are used by everyone, so a request that would affect other residents’ allergies, health or use of those shared spaces is likely to be refused on those grounds. Our dedicated cleaning team conducts weekly cleaning sessions. The cleaning service focuses on communal areas within the building, including the cafe kitchen, dining area, hallways, and cycle storage/laundry room.
